Sorrell Tenant Fees Schedule

Permitted Payments in relation to ASSURED SHORTHOLD TENANCIES from 1st June 2019:

For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant‘s behalf) the following permitted payments:

Holding deposits a maximum of 1 week‘s rent.

Security Deposits a maximum deposit of 5 weeks‘ rent for annual rent below £50,000 or 6 weeks‘ rent for annual rental of £50,000 and above.

Tenancy Variation at tenants request £50 per variation or, if higher, any reasonable costs.

Early termination of a tenancy at tenants request capped at the landlord‘s costs of reletting in addition to any rent due until the start of the replacement tenancy.

All Utilities, communication services (eg. telephone, broadband), TV licence and council tax used by the tenant.

Interest payments for the late payment of rent at 3% above Bank of England annual percentage rate applicable 14 days after rent due and will be applied to period from rent due date until paid.

Replacement of lost keys or other security devices are the tenants responsibility. In the event locks are needed to be changed all the costs of renewing the locks, and replacement keys or security devices for the tenant, landlord and any other person who so requires will be charged to the tenant. If additional costs are incurred thse will be charged at £15 per hour.

Contractual damages in the event of the tenant‘s default of a tenancy agreement; and any other permitted payments under the Tenant Fees Act 2019.
